Meet Mark Charles,
Area Developer for North Florida and South Alabama

Mark Charles, Office Pride’s area developer for North Florida and South Alabama, built one of the company’s largest franchises and was one of Office Pride’s first area developers.

With 13 years’ previous experience in the janitorial industry, Mark and his wife, Sonya, opened Office Pride of Pensacola in 2003. Mark quickly achieved success, with Office Pride of Pensacola becoming one of the largest franchises in the Office Pride system. Mark and Sonya opened a second location in Mobile, Alabama.

As an area developer, Mark enjoys working with veterans, millennials, entrepreneurs and professionals seeking to make a change. “I believe Office Pride is a great opportunity and that our franchise can help people achieve their dreams,” Mark says. “Office Pride has excellent margins, a strong franchise system and good people.”

Mark says Office Pride’s differentiator is the way they do business. Office Pride offers group purchasing and large discounts on state-of-the-art cleaning equipment, operational support, customer billing and collection, marketing materials and proven operational systems. He believes that vision groups, regional growth conferences and the annual retreat keep owners collaborative.

Mark says, “Ultimately, our values really do make us different. Our goal is to help you achieve your goals while working within a culture committed to our core values.”

Frequently Asked Questions

The franchise fee is $35,000, which includes initial training delivered from our training center in Palm Harbor, Florida, and follow-up training and in-market training and support within your area. For complete information, please refer to our 2021 Franchise Disclosure Document.

Typically, it takes between 30 and 90 days to launch and get an Office Pride franchise operational. After you return home from initial training, and with the support of your area developer, you should be building your customer base by the end of your first month.

Yes. We are a five-star participant in the International Franchise Association’s (IFA’s) VetFran program, and we offer a discount of 25% off our franchise fee to honorably discharged U.S. military.

The standard royalty fee is 9% of all gross revenue sales collected, plus 1% of all gross revenue sales collected for the national ad fund. The ad fund fee goes toward national marketing and public relations efforts on the franchise system’s behalf, plus marketing collateral, consumer educational and sales materials, your personalized location page, social media marketing support and more.

Our business model trains you to train others to do the cleaning. Many franchisees will tell you they still do some cleaning on occasion – such as when a worker calls in sick or quits on short notice, for instance – but all of the cleaning should be done by your cleaning personnel.

Office Pride franchisees find workers through their church, newspaper, online job boards, networking, referrals from their employees and other sources. Your ideal worker might already have a full-time job and be looking for a way to supplement their income, or be a student looking to earn while they learn. Many are retirees looking to make some extra money and stay active. At your own discretion, you can offer full-time or part-time employment with flexible scheduling.

Office Pride offers nonexclusive market areas, which enables several franchises to operate successfully within the same large, geographic area. Franchise owners can scale their own businesses at their own pace or expand by opening a new franchise in another market area.

The answer to that question is entirely up to you. You can find financials in our FDD – Item 19. While the potential is there, only your hard work and effort will determine your actual revenue and income.

We work with you to achieve two short-term goals:

  • First, launch your business and achieve a break-even cash flow that includes an owner’s salary.
  • Second, grow beyond that to achieve your personal equity growth goals.

In addition to the $35,000 franchise fee, you will need liquid capital for startup costs and be prepared with approximately six to nine months’ of living expenses. Refer to our Initial Investment and Startup Cost page and refer to Item 19 of our Franchise Disclosure Document (FDD) for complete information.
